The CCIM is a respected credential for commercial real estate professionals who want advanced skills in investment analysis, finance and decision-making. It is voluntary, so no one in Canada needs it to work, but it can help set you apart.
Official website ↗The CCIM stands for Certified Commercial Investment Member. It is issued by the CCIM Institute and is recognized around the world. People earn it in Canada and use it in their everyday work with commercial property.
The training focuses on how to analyze a property as an investment. You learn financial analysis, market analysis, investment analysis and how to negotiate and structure deals. It is a good fit for brokers, managers, asset managers, developers and investment analysts.
The credential is not a licence. You do not need it to work in commercial real estate. If you plan to trade in real estate, you must still meet the licensing rules set by your province. The CCIM is an extra mark of skill and experience that many clients and employers value.
The CCIM includes a written, comprehensive exam that covers the main topics from the course work, such as financial, market and investment analysis. It tests whether you can apply these ideas to real situations. Plan to review your course material and practise with sample problems before you sit it.
To keep your designation, you stay in good standing with the CCIM Institute. This usually means paying dues on a regular schedule and following the Institute's code of ethics. You may also need to show that you continue to learn and take part in the profession. Check with the Institute for the current requirements.
